Reef Beach House, located on a stunning stretch of world-famous Grace Bay beach, is a charming island-style house with a private pool surrounded by lush tropical landscaping. Its traditional Caribbean architecture features beamed ceilings and native stone complementing tasteful furnishings and bright, cheerful decor. Tall louvered windows let in cooling ocean breezes and spectacular views of the world’s third-largest barrier reef.
Outside, the spacious wraparound decks are perfect for sunning, cocktails, or dining under the star-filled Caribbean night sky. Lush foliage shields the pool deck from public view so you can swim or lounge with added privacy. Reef Beach House has four bedrooms and three baths with showers. It is built in two separate structures connected by a raised wooden walkway.
The main house offers beautiful views of Grace Bay from every room. It includes a modest open-concept kitchen, a casual and comfortable living room, and two large bedrooms. The master bedroom features a king bed and en suite bathroom, a comfortable seating area, a couch, and an easy chair.
The second main house bedroom has a queen-size bed and en suite bathroom. The guesthouse offers two additional bedrooms with a bathroom; one has a queen bed and a small kitchenette, and the other has a king bed. Not only does Reef Beach House front Grace Bay Beach – one of the world’s top 4 beaches – it is located in Provo’s exclusive residential area of Turtle Cove.
Although you may never wish to leave its relaxing environment, Reef Beach House is within walking distance of six excellent restaurants and Turtle Cove Marina – where many water activities are available, including deep-sea fishing, reef fishing, bonefishing, sail, and powerboat charters, SCUBA and snorkeling trips, glass-bottom boat, submarine, and parasailing.
Bedroom Breakdown:
• Bedroom 1 (Master): Main house, beachfront, King size bed, en suite bath, TV.
• Bedroom 2: Main house, beachfront, Queen size bed, en suite bath, TV
• Bedroom 3: Guesthouse, queen bed, shared bath, TV, kitchenette.
• Bedroom 4: Guesthouse, king bed, shared bath.
Notes:
• Please note that Reef Beach House has an in-house team of chefs. No other chefs will be allowed.
• Our villas include a coffee maker, washer & dryer, gas BBQ grill, beach towels, hairdryers, iron/ironing board (upon request), and a starter supply of paper products (which are not replenished). Portable beach chairs, umbrellas, and a cooler are typically available but are not guaranteed. Baby gear, kayaks, and SUPs are not usually included but can be rented. Post-COVID, most of our villas do not include communal snorkel gear.
• If you rent the 2-bedroom option, the bedrooms in the guest house will be locked off and will not be rented to another party.
• Please note there are A/C units in the bedrooms only.
• The air conditioning is metered to discourage use with open doors and windows. It is not expensive if used judiciously. You are not charged for the first $150 per week in usage, but after that, you will be charged at the current rate per kilowatt-hour.
• One mid-week cleaning is included in the rental rate. Additional cleaning is available for an additional cost.

Cancelation policy
Provided that the Rental Period does not overlap the dates of December 18 – January 2, Guest may cancel this Rental Agreement by giving written notice of cancellation to Agent on or before 90 days prior to arrival and paying a cancellation fee equal to twenty percent (20%) of the Rental Rate. Agent will confirm the cancellation in writing and include a cancellation number which Guest should retain as proof of cancellation. At any other time, for any reason, this Agreement is non-cancelable by Guest and shall remain in full force and effect. Guest shall remain fully responsible for all amounts due hereunder including, without limitation, the full Rental Amount, the Down Payment and any costs of collections and reasonable attorney's fees related to the enforcement of this Agreement.
Because of this strict cancellation policy, Owner and Agent strongly encourage Guest to obtain travel insurance. Agent may cancel this Agreement at any time should the Property be sold, out of order, deemed substandard by Agent, or otherwise unavailable for any reason. In such cases, Agent reserves the right to transfer Guest to a separate property that is similar to, or better than, the Property. If such transfer is not possible or Guest does not wish to be transferred, Agent will cancel the reservation and refund all payments made by Guest but Agent will not be liable for any other charges incurred by Guest. The foregoing is Agent's sole responsibility in the event the Property is unavailable for any reason. No shows, late arrivals, a reduction in number of persons in Guest's group, and early departures are entirely non-refundable. Refunds are not granted for disturbances at neighboring properties.

Very well maintained (plenty of shower, pool and beach towels) and great communication with the host. Don’t miss out on this house! I would definitely go back to this house if we ever went to Turks again.

Quite a few mosquitos outside - so definitely carry bug spray!
The care taker was great - always making sure the outside facilities were ready for us each day - beach chairs with a tent, pool-side chairs, the grill etc!
Truly an amazing location - will definitely be back!

It’s a 4 bed villa - across 2 houses. The main house has 2 bed / 2 bath and you can see the ocean from each room. The other 2 rooms are in a granny flat / annex just 20 ft away and connected by a broad bridge, and this set up has a kitchenette as well and a shared bathroom.
The on-site caretaker Janu is very nice and helpful - making sure the deck is clean every day and setting up cabanas for us on the beach etc.
There are quite a few mosquitos so sitting outside was a challenge - all of had use bug spray and we bought citronella candles to place so we could enjoy the the deck in the evenings - but that wasn’t enough!
I would ask that the hosts always provide at least a few bottles of drinking water at every check in. We flew in from different parts of the US, rented a car and drove to this paradise - but there was no water available to drink and so we immediately rushed to the local grocery store to buy several cases.
Another suggestion is to check / replace some of the broken or damaged snorkel gear.
Overall - an amazing place - located on the beach and exactly as described. You can go snorkeling right in front of the house and see amazing sea life. We saw rock fish, conch and even a beautiful Mantaray - just a few steps from the beach! Definitely paradise here!
