Ninety-Nine Steps Villa is a recently remodeled private retreat located approximately two minutes on foot from Grace Bay Beach. Set within a gated property, the villa combines a convenient Grace Bay location with a private pool and comfortable indoor and outdoor spaces for families and groups of up to eight guests.
The villa’s open-concept living and dining area provides a relaxed central space for the group, while the full kitchen is equipped for preparing meals at home. The sleeping configuration includes three enclosed bedrooms and an additional loft sleeping area: one king bedroom, two queen bedrooms, and a loft with two full-size beds.
Outside, guests can enjoy the private swimming pool, sun loungers, sun deck, shaded dining space, outdoor bar, built-in gas grill, fire pit, and Sonos sound system. An outdoor shower provides a convenient place to rinse off after returning from the beach.
Beach days are especially easy at Ninety-Nine Steps Villa. Beach chairs, umbrellas, towels, a portable cooler, wagon, and other beach essentials are provided for the short walk to Grace Bay’s white sand and turquoise water.
The villa is also conveniently located near central Grace Bay, where guests will find restaurants, shops, grocery stores, and the Provo Golf Club. Providenciales International Airport is approximately a 12-minute drive away, and the nearest supermarket is approximately five minutes from the villa.
With its private pool, flexible sleeping arrangement, and exceptional proximity to Grace Bay Beach, Ninety-Nine Steps Villa is a practical and comfortable home base for a Turks and Caicos vacation.

Cancelation policy
Cancelation policy
Provided that the Rental Period does not overlap the dates of December 18 – January 2, Guest may cancel this Rental Agreement by giving written notice of cancellation to Agent on or before 90 days prior to arrival and paying a cancellation fee equal to twenty percent (20%) of the Rental Rate. Agent will confirm the cancellation in writing and include a cancellation number which Guest should retain as proof of cancellation. At any other time, for any reason, this Agreement is non-cancelable by Guest and shall remain in full force and effect. Guest shall remain fully responsible for all amounts due hereunder including, without limitation, the full Rental Amount, the Down Payment and any costs of collections and reasonable attorney's fees related to the enforcement of this Agreement.
Because of this strict cancellation policy, Owner and Agent strongly encourage Guest to obtain travel insurance. Agent may cancel this Agreement at any time should the Property be sold, out of order, deemed substandard by Agent, or otherwise unavailable for any reason. In such cases, Agent reserves the right to transfer Guest to a separate property that is similar to, or better than, the Property. If such transfer is not possible or Guest does not wish to be transferred, Agent will cancel the reservation and refund all payments made by Guest but Agent will not be liable for any other charges incurred by Guest. The foregoing is Agent's sole responsibility in the event the Property is unavailable for any reason. No shows, late arrivals, a reduction in number of persons in Guest's group, and early departures are entirely non-refundable. Refunds are not granted for disturbances at neighboring properties.
